We take the client's ideas, along with magazine clippings, photos, and their "grocery list" of wants and convert those into two line schematic drawings.

Other Services
Design Specialties also offers design services for residential contractors who are looking for building plans for spec. homes and renovations. These plans are designed to give the builder a construction set of plans without all the details that are required in a bid set.
Design Specialties also works hand in hand with interior designers to coordinate the style, color, and appearance that exist in the dreams of the owners.
The process of creating custom detailed plans begins with two line schematic drawings based on sketches, ideas and requirements provided by the owner or builder. The schematic plans are then converted to working drawings after the client’s approval.
A typical set of construction plans consist of the following drawings:
- Site Plan: Shows all streets, boundaries, setbacks, easements and location of the dwelling and driveways
- Foundation Plan: Foundation layout showing footings, floor joist sizes and orientation, and any special engineering requirements
- Floor plans: First Floor, Second Floor and Bonus Room layouts
- Elevations: ¼ scale elevations showing all four views
- Wall Sections: Sections are cut to show all areas of the residence especially any areas that are not standard
- Roof Plan: Shows roof layout hips, ridges and valleys
- Schedule Sheet: This sheet shows window, door and interior finish schedules and mouldings
- Framing Plans: Shows floor, ceiling, roof and all microlam locations for typical residence
- Electrical Plans: Plans show typical lighting, receptacle, TV, phone and any specialty wiring
In the larger residences that require structural designs for large open spans and roof loads for tile or slate the services of a structural engineer are co-coordinated by Design Specialties.
